Water Drainage

Water Drainage

  1. If a homeowner or one of their contractors has an emergency and needs to turn off the slope water due to a leak, you MUST inform our Slope Committee Member Sandy Punch, please see the Contact Us page.
  2. Slope Irrigation Upgrade Map
  3. Drain Dangers: City Code requires all drainage to flow to the street NOT the slope behind your house. Take a hose to your downspout and turn on the water to see where it flows out. If yours is running down the slope you could be liable for any slope failure.

Fire Insurance
Fire Insurance

Our HOA is situated adjacent to wildlands that present a high fire potential. Specifically, CalFire has designated 80% of our properties (154 homes out of 192) as being within a “Very High Fire Hazard Severity Zone”. Check out these sites for more information about insuring your home against fire:

The following document describes the information discovered from one of our resident's research on this topic.

Neighbor Friendly Lighting

Our community encourages neighbor friendly lighting. Outdoor lighting that is excessive and misdirected can intrude on the privacy of others when light or glare trespasses over property lines.

Principles for Limiting Light Pollution:
  1. Use light only if it is needed.
  2. Direct light so it falls only where it is needed.
  3. Use light only when it is needed.
  4. Light only to the brightness needed.
  5. Minimize blue light to the amount needed.

Streetlights: Shielded streetlights direct light downward and not into bedroom windows. To request partial or circular light shields on streetlights, email the City of Solana Beach Public Works Manager, Luis Carrillo at lcarrillo@cosb.org.

Street Numbers
Street Numbers

According to Section 505 of the California 2016 Fire Code, street address numbers on the front of our homes are very important for emergency services all year long. Here is what the code requires: "Address identification shall be legible and placed in a position that is visible from the street or road fronting the property. Address identification characters shall contrast with their background. Address numbers shall be Arabic numbers or alphabetic letters. Numbers shall not be spelled out. Each character shall not be less than 4 inches (102 mm) high with a minimum stroke width of 1/2 inch (12.7mm)." While painting numbers on your curb can be very helpful, they do not meet California Fire Code. Number visibility is imperative for all emergency services, so please evaluate your home numbers and make changes necessary for your safety!

History

Slope History

Many of our original residents will recall that when our neighborhood was first established, there was no HOA, and each homeowner was responsible for maintaining their own slope. We recently found some photos from that era that show how our slopes looked back then:
